If you own an investment property, it is important to attend to maintenance and repair issues quickly. It is also advisable to try and prevent maintenance issues from developing if you can.

Here are some maintenance areas to focus on:

Gutters and drains
Gutters, drains and down pipes can easily become clogged with leaves and other debris. This can increase the risk of leaks and flooding. You can avoid this by cleaning gutters and making repairs to ensure they are watertight.

The Roof
It can be expensive to repair a leak in your roof. If you have concerns about your roof, you should get a professional to check the roof for broken/cracked tiles, disintegrated ridge capping, loose tiles or roof sheets, rusted joins etc.

It’s a good time to get air-conditioners serviced at the end of summer. A professional will check all the components, safety devices and thermostats. If the unit is reverse cycle, early autumn is the ideal time for maintenance, before the need for heating kicks in.

Gas appliances
Faulty gas appliances pose a real risk for home occupants. Make sure gas heaters, stoves and hot water systems are serviced by a licensed professional.

The hot water system
Call in a plumber to check the health of the system. Hot water is regarded as an essential household item and no hot water means unhappy tenants.

Smoke alarms
Make sure smoke alarms and any supplied fire extinguishers are in working order. If the property has a fireplace, call in a chimney sweep.

Doors and windows
It is important to ensure there are no gaps in doors and windows, as this can make heating difficult. Ensure they are well sealed and the home is sufficiently insulated.

A build-up of condensation can lead to mould, peeling paintwork, bubbling wallpaper and warped doors and window frames. Exhaust fans should be cleaned as dust can easily accumulate in these, and you should check that they are in good working condition.

A little maintenance can prolong the life of the property and expensive facilities like heating and cooling, keep tenants content and ensure that the owner complies with the requirement in their insurance to maintain the premises.
